WHAT IS REAL ESTATE CROWDFUNDING?

Fundrise is the world’s first crowdfunding real estate investment platform. It was launched in 2012 and headquartered in Washington D.C., offering online real estate investment options to both accredited and non-accredited investors. Therefore, anyone can invest. Investors can purchase shares of the eREIT or eFund by buying one of Fundrise’s portfolios: Starter, Core, Balanced Investing, or Long-term Growth. Fundrise mix eREITs and eFunds in each plan, as well as the underlying properties. Fundrise also offers Advanced and Premium account levels to investors who want to get access to a greater number of real-estate projects, plus other features and benefits.

 

The platform also provides desktop and mobile access, allowing users to monitor asset growth and review market trends and project alerts. Further, only investors who reside in the United States can invest in the company eREITs and eFUNDs. 

 

Fundrise has invested more than $4 billion in real estate across the United States, and the net dividends earned by over 130,000 active investors is over $79 million, according to its website. The company made Forbes’ Fintech 50 lists for 2018 and 2019. The annual returns on investment are 12-14%, and you only require a minimum investment of $500 to start. You can also liquidate any amount of your holdings quarterly.

 

 

Streitwise is a relatively new company that was launched in 2017. The company offers investment opportunities to both accredited and non-accredited investors. Streitwise is a real estate investment platform that focuses on commercial real estate projects. The difference between Streitwise and many other online real estate investment brokers is that the company is a REIT (real estate investment trust), and not a crowdfunding platform. The company uses the online platform solely as a means of raising capital for internally managed properties within their REIT. A REIT is like an ETF (exchange-traded funds) or mutual fund full of a variety of real estate investments.

 

Streitwise REIT is considered an equity REIT. This means you’ll benefit from dividends and appreciation in the value of the commercial real estate itself. For a relatively new company, it has a BBB (Better Business Bureau) rating of A+, which is the highest rating you can have as a company.

 

As an investor, you can get started with just US$1,000 and be a part of large-scale real estate projects. Since its inception, Streitwise has delivered 10% annualized dividends. Its target is 8-10% each quarter. For the individual investor, Streitwise could be a great way to invest in commercial real estate without needing accreditation or many thousands of dollars to get started. DiversyFund was launched in 2016 and is currently based in San Diego. It’s an SEC-qualified real estate investment trust that gives investors the ability to diversify their portfolio into commercial real estate (multifamily apartment buildings). It is a great platform for casual investors who are looking to diversify their funds’ past stocks and bonds. 

 

DiversyFund is different from most other real estate crowdfunding platforms in that it owns and manages all of its assets. Because of this direct involvement, DiversyFund is able to make the REIT available to investors free of any investment fees.

 

For starters, you can invest as low as $500 with no accredited investor requirement. That means the DiversyFund REIT is open to all investors, including small ones. There is no requirement that restricts investing only to those who have either high income, high net worth, or both. However, you must be a US citizen or resident with a valid Social Security number to invest. The platform is currently unavailable to foreign residents. 

 

As an investor, you can open individual and joint investment accounts, trusts, and retirement accounts, using a self-directed IRA. DiversyFund, like all real estate-related investments, is a long-term commitment. You must be prepared to maintain your investment position for at least five years. You’ll be able to monitor your investments on the DiversyFund dashboard and track the value of your investment and receive quarterly investment reports.

 

DiversyFund average annual return on investor’s holdings is over 17%, which is higher than you can normally get with stocks and any other traditional form of investment.
